  • Exterior — siding, windows, doors, grading, and drainage away from the foundation.
  • Structure — foundation, framing, and other visible structural components.
  • Electrical system — panel, breakers, visible wiring, and GFCI/AFCI protection.
  • Plumbing — supply and drain lines, fixtures, and the water heater.
  • HVAC system — condition, age, and basic function of heating and cooling equipment.
  • Interior, insulation & ventilation — walls, ceilings, floors, attic, and crawlspace where accessible.

Why It Matters

A full home inspection is the standard due-diligence step in almost every residential real estate transaction. For buyers, it's the clearest window into a property's true condition before the sale becomes final — it can surface issues that aren't visible on a walkthrough and give you leverage to negotiate price or repairs. For sellers, a pre-listing inspection lets you address problems on your own schedule instead of discovering them during a buyer's option period.

Because our team's background includes hands-on construction and remodeling work, we're able to explain not just what an issue is, but generally how serious it is and what addressing it might involve. To avoid any conflict of interest, we do not perform repair or remodeling work on properties we inspect — our role is limited to giving you an independent, accurate picture of the home's condition.
